This from UK. Good stuff on Mr Mortgage, we are just seeing the start of all this. Our Mortgage terminology, and some rules, are a bit different, but it all fits here too. Only interested purely academically though as personally went from purchase (equivalent in £)12k dollars in 1972 to 500k dollars now in our current depressed UK state. Selfish people signed those 350-700,000 mortages.They should have just said NO, Like we did. Wait and get what you can afford. Wait, wait ,wait. Why should the bank lower their principle balance? They should extend the life of the loan and give them a 1200 a month payment (much like rent) that they can afford. This way they do not have to move or lose their home...but it does make them responsible for signing on that dotted line.

The problem with this analysis.....most areas of the USA are not like California, Florida, Arizona, Nevada. I bought my house back in 2000 at well below market value on a fixed 30yr @ 5.25%. I can not rent in the nice area I live for what my mortgage is....not even close. Most Americans are in this type of situation. It was the reckless bubble areas that are suffering, and suffer they should. You mention $700,000 prices...do you realize how out of touch with the regular person that price is????

Also please consider that when you say borrowers were ALLOWED to have debt to income ratios in excess of 50% you are really saying that people are too dumb to be held accountable for their own actions. There should be NO LIMITS to debt to income ratios, but those loans should be considered high risk and should require a waiver.

They lent LOTS of money so that house prices would increase dramaticaly. Then, they sold people "EQUITY RELEASE", so that they could BUY half yur house off you. NOW, they say there is a crisis, so the house price will fall - SOON they will own your WHOLE house (or anyone who had equity release, anyway). So, WHO is gonna bail me out of my "equity release" problems, which could lead to me losing the WHOLE of my house, to these bankers ?? NO oNE, thats who ! NOOOOOOOOOOOOOOOOO !!!

"Predatory lenders" is PC lingo designed to put the onus on "the bankers/capitalists". Many banks threw caution to the wind and gave mortgages to people that clearly couldn't afford them in the long run. The banks should suffer the consequences by absorbing the losses. Once burned, twice learned. The people that signed these mortgages were a combination of greedy and stupid. Greedy because they bought more house than they could afford. Stupid because any idiot KNEW rates would eventually go up.

Yes, there are a lot of scams out there. But there are also people out there that are legitimate and can offer refinancing options using private lenders and small local investment groups. The scammers make it difficult for home owners to trust real help. If you have a lot of equity then you CAN find someone that will lend you the money to refinance and payoff the foreclosing lender. I really think the mortgage brokers are to blame for what has happened. I know a few of them and they told me they make as much money as they can off every loan they write, regardless if its good for the borrower or not. They talk people into loans they can't afford. Easy to tell who is the crook. The borker tells the apraiser "I need this amount to make the loan work". I think that shows who's doing what.

It's not just the interest rates, anyone with any intelligence made sure they're loan was a fixed rate loan. But they didn't count on the collapse of the dollar, gas doubling or tripling in price depending on when they took out they're loan (some of these loans are 20 to 30 years old) But you are right about the banks being crooks, the Federal Reserve being the biggest and most corrupt, and the biggest problem facing America today!!

We have a long way to go in the UK, that's for sure. My father bought his place in the NW ten years ago, 10% down, 3:1 LTI, is getting close to paying it off now. By 2004/5 it had tripled in "value". A few months ago the one next door went for 260% of what he paid, that was after some declines. That was all credit bubble, not value as a place to live. Building sites and merchants are shutting down too. I have been looking for a 50% nominal correction for 18 months. Here it comes!

Another fake news report. Search "United First Financial" in Google and in particular, the threads at Fatwallet include mathematical analysis that shows this MMA is nothing but a shell game. You will pay off your mortgage, but no faster than if you saved your $3500 and applied all extra income against your mortgage. It's that simple. Also, the UFF agent commission is $2500 of the $3500 cost.

Nice to have intelligent conversation! Keep in mind, I cast no dispersions on the price or intent of the product, nor its marketing program. I believe the reps have good intentions and are excited. But lines of credit leave the bank in charge, effecively letting them grab your checking account at any time. Clients are at the mercy of the credit crunch. I have been in banking/finance for 20 years. Don't depend on your ability to get another line or loan. They go away. So do the bankers.

Thanks for your comments. I never would have thought my credit line could be frozen. The program operates ( for me) at the 3 to 6 K range. A freeze in my LOC would be a minor setback. I can easily get a revolving loan for that amount. I also know a lot of people in the banking and mortgage industry. I will be asking around to see what the future holds for the local banks.

The woman who introduced this to me just had her line of credit frozen by Indymac, one of the largest HELOC providers, despite her 700+ credit scroe. They froze it for declining values. Another friend of hers just had her Wells Fargo HELOC frozen for the same reason, right after she paid $20k into her HELOC. Now she can't get that money for her bills, and is trying to refi to save her credit. There goes her headway! Your line of credit isn't a bank account. Don't use it like one.

You lose because the way this works is to keep the money you would be keeping in your checking account in a line of credit instead. Lines are getting frozen right when paychecks go in them. You can't get that money out. If you wrote checks against it, they bounce. Your line of credit is not a bank account and shouldn't be treated as one.

No, I'm not kidding. I have developed lines of credit for financial institutions for over 20 years. Typical first mortgages are not lines of credit, and therefore are not callable. The Austalian mortgage system is not the same at all, and does not carry the risk of the line of credit being called. NEVER PUT MONEY TO PAY BILLS INTO A LINE OF CREDIT.

A lot of people think they have a 6% interest rate, but their effective rate is a lot more. In fact, if you refinance or sell your home in the five years, which is average over the past few years, you will pay over 90% effective interest rate. Don't be fooled by the interest rate of your loan. Your payment is based upon the rate. It is not the effective interest rate. If you know that your interest rate if nearly 100%, would you want to pay off your mortgage ASAP?

If you are a financial adviser, you need to educate your client and advising them to pay as little interest as possible instead of just keep paying the banks for 30 years. BTW, you have a vested interest in selling a mortgage don't you? In fact, you want to refinance as many times as possible so you get paid more and more obscene amounts of commission.

If you are into strategic equity leveraging... what would you rather do... leverage equity you paid 6% for... or that you paid 3% for? Hey Mr Mortgage, love your work. I'm in the UK and I would like to know why neg equity is an issue for 'home owners' here if they are not planning on taking any home equity loans out? Could it be that they may have trouble taking out a new mortgage at a reasonable rate when their fixed rate deal comes to an end? And if so, is this because the banks view them as a liability because there homes are falling in value?

Outstanding and accurate. This loan will prove to be a the second body slam to the housing meltdown. I was a loan officer for World, trained brokers on this loan and sold it myself retail. Values where climbing and this loan was a way to jump on the wagon. I got out of the business in 2004, and feel badly that I participated at all. I am glad that I left when did. Shame on all of us (most mortgage professionals)!

Hwy Mark, you must have gotten a chuckle out of this. Wachovia reported a 9 BILLION loss today, which was far worse then wall street expected. The stock was up 27% today lolol...can you say stock price m-a-n-i-p-u-l-a-t-i-o-n. Market Makers have an agenda for the stock and couldn't care less about earnings. They obvoiusly were forced to purchase large amounts at the lows and now they need to raise prices sharply to suck in the public to unload all of thier junk. Works every time.

As always, very well done, however , what about personal responsibility? Don't the "clients" of these mortgage bear as much responsibility as those who provided them? I appreciate the argument of "upside down" equity but isn't a car loan an example of negative equity.(car's value drops the second it's driven of the lot, worst investment on the planet) but yet purchasers stand by their agreements. Granted dollar amounts involved are likely substantial different but what about the principle.

Am I correct as follows? 1) A set tangible assets (the homes) have been outrageously inflated in price. 2) Now that the true price is being realized, the US must replace the lost value with new money and this will inflate other assets. 3) If it does not replace this money directly into Fanny Mae and Freddy Mac, there will tremendous bank failures as a secondary consequence.
